For 1 Bhk Budget rate starts from 17 lakhs and ends with 60lakhs so the ideal budget for a 1bhk is 35 lakhs

For 2Bhk Budget rate starts from 40 Lakhs and ends with 1.3 Cr so the ideal budget for a 2bhk is 70 lakhs

For 3 Bhk Budget rate starts from 80lakhs and ends with 2 Cr so the ideal budget for a 3 bhk is  1.3 Cr

For 4 Bhk Budget rate starts from 1.5 Cr and ends with 3 Cr so the ideal budget for a 4bhk is 2 Cr

It really defers from one project to other. Recently I went to The Ace which is located in perungudi. There they have 1,2 3 bhk houses starting from 45 lakhs to 2.5 crores. They are the best in market now. 

The average price of the studio apartment  starts from 15L onwards in the affordable segment if you are looking for a 1bhk it will be from 20L to 50L 2bhk will be from 55L to 80L 3bhk starts from 90L up to 1.5cr all these price varies location wise 

The cost of construction in Chennai will vary from Rs 1450 / sq. ft to Rs 4500 / sq. ft and upwards for for ultra luxury houses. This translates to Rs 14.5 lakh for a normal house to Rs 45.00 lakh for a uber luxury house.
