The reason for Price differentiation in apartments of the same project are:
 

  1. Floor Location: In North India, middle or lower floor commands more demands thereby slightly increasing the price of the said units Whereas in South India it is vice versa.
     
  2. More the Sunlight Exposure, more the buyers & fetches a good price.
     
  3. If apartment facing is Vaastu compliant, it gets a price advantage.
     
  4. Club or Green Facing Apartments are regarded as high priced units.
     
  5. If one tower is isolated or located far from entrance & club, there are relatively fewer takers for it. Hence it reduces the price.
     
  6. Numerically unfit: if an apartment no. is 13. It's usually not preferred. Therefore such numbered apartments are available at low cost.
     
  7. The price also varies as per the condition of the apartment.It includes elements like furnishing type, cleanliness, wardrobe etc.
     
  8. The pricing differentiation persists If an apartment holds less or more car parking.
     
  9. Seller Dynamics: If a seller is in need of money momentarily, He/She may be open to selling it at a lower cost.
